5.23.19 MUSC Kitchen House Exterior and Interior Repairs ($750-950k) – MUSC, Charleston, SC

DESCRIPTION: Project #H51-50069

Base bid work is associated with architectural/interior renovations to the existing historic building (ca. 1804) that originally functioned as a kitchen and/or carriage house to the Anderson House at 276 Calhoun Street. The building consists of perimeter masonry bearing walls with wood-framed floors and roof construction. The building consists of 2,674 gross square feet.

Exterior work includes: replacement of existing front and rear doors/trim, new metal guardrails and handrails, new windows matching existing.

Interior work includes: demolition of all existing interior finishes, preserving existing historic wood lath at perimeter walls and interior partitions, structural reinforcements to accommodate changes to bearing conditions, new restrooms, new finishes including antique heart pine flooring, new wood cabinetry and new interior wood doors/hardware. MEP demo of existing systems, replaced with new.

Alternate 1: work includes building envelope renovations and exterior architectural work. Cleaning and preparation of existing masonry, 100% repointing of historic, exterior brick masonry, including chimneys with appropriate historic mortar mix, removal and replacement of all exterior sealants, repairs/modifications to wood and modifications to other fenestration openings.
